Finland's Tallest Wooden Office Building Goes Up in Keilaniemi

Keilaniemen Portti reaches 57 metres. It is made of wood.

The building is a hybrid of CLT glulam columns, steel beams, concrete-CLT composite slabs, and cast concrete lift cores. ARCO Architecture Company designed it for Varma. Jatke is building it. Ramboll handled the structural engineering. When it completes in autumn 2026, it will stand as Finland's tallest wooden-frame office building and one of the tallest in Europe.

Fourteen floors of timber and steel

The facade is aluminium-framed and clad in timber. Above ground: 14 floors. Below: two basement levels. Gross area: 29,629 m². Leasable area: 17,700 m² across 12 floors.

The hybrid approach is what lets the building exist at this height. A pure CLT tower at 57 metres runs into fire code constraints in Finland. The concrete-and-steel supports carry the risk the timber alone cannot. Over a 50-year lifecycle, Ramboll's figures put the building at 47 percent lower CO₂ per square metre than a conventional concrete office of the same size in Espoo.

Why the shape matters

The site is narrow. Keilalahdentie runs on one side, Kehä I on the other, the sea beyond. ARCO's response is a long, curved mass that hugs the plot. The oval footprint is not decorative. It is what the site forced. The sloped green roof reduces the visual bulk from the sea, manages stormwater, and adds biodiversity to a location sitting between a motorway and a bay. Floor-to-ceiling glazing on every storey maximises daylight and opens views to the Espoo archipelago.
